The idea for the design behind 559 W 59th by Onni was to create a vibrant and playful residential block. The buildable area of the site is approximately 210’ by 70’. This longitudinal proportion and neighbourhood single family homes, driven the architect to divide the mass into three equal portions, and create 18 interlocking blocks. The blocks will be shifted horizontally to make gaps. They are maginfied and accentuated by rhytme (smaller module of main fenestration) and Materiality (Dark Cladding). Adding the verticality through brick walls of townhouses and some sides of the gaps, will give the whole building more residential grain and also starts a dialouge with adjacent Parcel A and the neighbourhood.
559 W 59th by Onni is the fourth building at Cambie Gardens. The site, called Parcel E within the Master Plan, is located at 559 West 59th Avenue, within the second phase of the overall site.
The development application for 559 W 59th by Onni consists of:
· a 6-storey residential building containing 70 dwelling units consisting of:
· One Studio, 30 One Bedrooms, 19 Two Bedrooms, 14 Three Bedrooms and 6 Townhomes
an approximate height of 225 ft.
· an approximate Floor Area of 72,791 sf and
· 3 levels of underground parking providing a total of 122 parking spaces having vehicular access from a new interior street.
To minimize the impact of vehicles at grade, garbage pickup will happen in the underground parkade. Bike storage will be housed one floor below grade with a clear pathway leading to the outside, minimizing interaction between bikes and vehicles. Solid walls at the town houses, and the 30’ gap in north facade project from the ground up will be clad in brick to give the building a sense of heaviness at the base.
A secondary cladding pattern is added to the walls to help achieve the goal of 50% vision glass and 50% solid material. This pattern can be formed by two shades of metal panels to provide visual interest and depth to the façade. In the north facade there will be no more solid walls to create a sense of lightness and achieve the maximum transparency.
