One of the next upcoming projects on Davie Street is Davie & Nicola by Vivagrand Developments located at 1485 Davie Street. Davie & Nicola is a 22-storey residential tower situated in the West End of Downtown Vancouver. The site has a prominent location that is just three blocks east of English Bay, with the Gabriola Mansion right across Nicola Street to the west.
This geographical location ensures a tremendous breathing room that’s almost unimaginable in Downtown Vancouver. The building will stand 190 feet high with a total buildable area of 165,000sf, including a three-storey podium that generates 51 affordable housing units. The rest of the floors will comprise of 107 marketable residential units.
The proposal for Davie & Nicola by Vivagrand Developments is to develop this site to a new 22 storey building with a three storey building to the rear includes the following:
· 107 multi-family market strata dwellings
· 51 social housing market rental dwellings
· For the Market Housing there will be 16 One Bedroom Units, 73 Two Bedroom Units, 10 Three Bedroom 3 Townhomes and 5 Penthouses
· For the Affordable Housing there will be 20 Studios, 5 One Bedroom Units, 16 Two Bedroom Units with (with 5 units as TH) and 10 Three Bedroom Units (with 4 units as TH)
· Amenity Room and outdoor roof terrace
· Building height of approximately 58m (190 ft.)
· Total floor space area of 15,069m2 (162,197 sq.ft.)
· Three levels of underground parking accessed from the lane with a total 198 parking spaces provided
Davie & Nicola by Vivagrand Developments, 1485 Davie Street is for market strata residential units as well as market rental residential units with the rental units replacing the existing 51 rental units now on site at a one to one replacement ratio. Taking advantage of the lay of the land sloping down from east to west, the market units will all be located in a 22 story tower at the lower west half of the site and the rental units located both at the base of the tower in it’s lowest 2nd and 3rd residential floors and also on those same floors in an attached 4 story podium which extends from the tower up the hill to the east end of the site. The street wall of the base and podium of the building frames Davie St. and Nicola St. and includes a landscaped setback to provide some privacy and separation between suites and the sidewalk public realm. Around the back at the Lane, beyond the driveway entry to the underground Parkade and the garbage/loading area which are tucked under the tower portion of the podium, a 3 story block of stacked rental townhouses populates the Lane buffered with a landscaped setback. A fourth story Amenity Room sits atop the Lane townhouse block, but is set back from the Lane façade to allow for better sunlight penetration to the Lane.
Between the Lane townhouse block and the tower and Davie podium is a private L-shaped landscaped courtyard for exclusive use for rental suite occupants and providing front door courtyard access to the rental townhouses in the Lane block. At the west end of the courtyard the space opens up to the north allowing for some longer vistas beyond the courtyard space. Primary access to the courtyard is through the common corridor adjacent to the rental suite Amenity Room from within the main building.
The market suite Amenity Room and outdoor roof terrace is located on the 5th Floor over the east podium along with a send smaller outdoor patio on the NW corner of this floor. The roof of this Amenity Room is a green roof.
FLOOR SPACE, UNIT MIX, PARKING
The proposed Floor Space Ratio of 5.79 is somewhat less than the maximum permitted of 7.0. Height and floor plate size constraints of 190’ and 5,500sf respectively have contributed to this lesser figure as well as choosing not to include any commercial use in this development. At 22 floors and 190’, the tower is at the maximum height with a minor encroachment of the envelope by a stepped portion of the top floor and elevator overrun. Otherwise the massing is conforming to the zoning guidelines.
The mix of unit types being proposed favours the larger 2 and 3 BR suites with 51% of the rental units and 85% of the market units being these larger unit types with most being 2 BR sizes. This compares with the 51 existing rental units to be removed and replaced, one to one. The existing suites are made up of 42 one BR (82%), 7 two BR and 2 three BR suites (combined 18%).
The vehicular parking provision is well in excess of the Parking By-Law requirements for both market and rental housing units and bicycle parking provisions complies with the By-Law.
In terms of the architectural language and articulation, treatment at grade for the entrances includes a significant water feature which surrounds the tower Lobby on the Davie and Nicola sides and engages the resident or visitor who, entering from Nicola St., walk over slotted concrete slabs with water flowing beneath leading to the Lobby entry. This SW corner of the building is recessed from the main building façade to draw attention to the entrance and provide weather protection. Evening lighting from the Lobby, water feature and entry area accent lighting will highlight this entrance design. This tower entrance location also has the unique sightline to the Gabriola Mansion and it’s entry court across Nicola Street.
The rental units entrance is up the hill on Davie St. and is sheltered by a steel and glass canopy above and spatially defined by landscaping around it and will be additionally highlighted by evening lighting.
Where possible at grade on both Davie and Nicola St. elevations and at the Lane, residential units have been located there to reinforce the street wall with some horizontal setback and vertical separation to provide privacy and security. Along with landscape treatment, this brings the residential character down to grade and sets the tone for the podium residential vocabulary.
On the east side where there is the shared property line with the east neighbour, the building is set back 6’ from the property line to allow for fire fighter access to the courtyard both at the Lane block as well as at the main podium building. General access will not be permitted down this side yard.
The tower design is modulated with a solid-transparent-solid-transparent rhythm around virtually all typical floors from 6 to 19. Transparent glazed walls behind open balconies and glazed living room spaces alternate with the solid façade planes with punched windows set in fibre cement paneled walls which vertically define the towers. Shadows cast by the balcony recesses at the open corners help reduce the visual mass of the tower as well as giving corner transparency through glazed balcony guards around the tower. South and west facing windows in these paneled walls utilize projecting solar shade louvres which adds another scale of detail to the building along with slab edge eyebrows at living room glazed walls The top floors are largely glazed to lighten the top of the building and are set back to address height envelope issues and terminate the top of the tower form.
Strategies for sustainable building design have yet to be formalized, but will include measures to curb domestic water consumption, reduce heat loss through envelope design and reduced glazing area, specifying Energy Star appliances, use of LED lighting and motion detection light activation in applicable common areas, drought resistant landscape design and green roof areas, incorporating solar gain control devices, sourcing local materials, control of rainwater runoff, use of energy efficient air handling and electrical systems and use of products with reduced off-gassing to name some options at our disposal. The goal will be to build to an equivalent LEED Silver rating for this development.
The landscape for Davie & Nicola by Vivagrand Developments is comprised of a series of architectural elements to create visual interest along Davie Street and Nicola Street. Along Davie from to east to the west, one can observe varies elements such as, planting, the Davie street entrance, seating, a small bird bath, and a large water feature. this large water feature spans along Davie and Nicola. At Davie, there is a waterfall wall comprised of reclaimed stone found onsite. above this wall is a fun and whimsical guardrail reflecting the character of Davie street. The south end of Nicola, hardscape is extended from the sidewalk to create a large plaza entrance. a series of granite slabs will cross over the water feature to the main entrance. The north section of Nicola, has three private townhouse entrances with distinguished arbors.
Level 2 features a large courtyard which can be accessed from Davie Street, the lane, the parking garage and the main building. The courtyard acts as an urban oasis with lush planting and trees, a series of arbors and benches are found along the main path to create spaces for rest. A large amenity space is provided with urban agriculture plots, a community table and a children’s play area. Level 5 is comprised of more outdoor amenity space with urban agriculture plots, large community gather area and children’s play. The site contains two small green roofs.
Native and non-invasive planting is featured throughout the site, allowing for minimal maintenance. Plants that enable bird-friendly habitat conservation and promotion have been selected and can be found throughout the landscape. planting is grouped in naturalized layers of trees, tall shrubs, low shrubs and groundcovers, mimicking the ideal environmental conditions for birds. these layers will be varied with a diversity of textures and densities that attracts and protects many bird species. specific local and non-invasive plant species have been selected based on their ability to provide year- round food for birds and/or year-round nesting opportunities.
