This stunning master planned urban mixed-use new community is 6-acres, 1.1 million square feet. Soco by Anthem Properties will be located at 319 North Road in Coquitlam. This landmark site, located just north of Highway 1, is a ten-minute walk to the Lougheed Town Centre SkyTrain station.

Soco by Anthem consists of five towers and is to be completed in four phases. Upon completion, a total of 5 new residential towers providing 1,386 homes will rise above 70,000 sf of newly created office and retail space.

Soco by Anthem will include 1,386 market condo units in five towers, along with retail, restaurant and office space. The overall gross buildable area can be up to a maximum of 1,185,607 sf.

The first phase of Soco by Anthem is located along North Road, and includes two towers (27 and 31 storeys) with condo units above a podium with a large restaurant space, commercial retail units, indoor and outdoor amenity space, and three levels of office space. A total of 494 units are included in the first phase, with 50 Studios, 192 One-Bedrooms and 252 Two-Bedrooms along with 843 parking spaces.

The residential units are primarily located in the towers above the podium, but there are also six two-bedroom townhouses that front onto the new North-South Road.

The other three towers, to be built in three further phases, include tower heights of 24, 34 & 44 storeys.

A large restaurant space is located at ground level on North Road, along with two commercial retail units. Four additional commercial retail units front onto the new East-West Collector, and the area overlooking North Road and the New East-West Collector on floors two, three, and four is dedicated for office space.

A detached indoor amenity space is located on top of the podium, adjacent to a substantial outdoor amenity area that includes a running track, green spaces, and a playground. There is also a separate amenity area with a fitness area, multi-sport court, and meeting room in the southern end of the podium. The programming of the amenity areas will be finalized through the Development Permit.

A total of 843 parking stalls have been proposed over eight parkade levels, four of which are underground. The above-ground parking is not visible from the street, as the podium is wrapped in active uses. Of the 843 parking spaces that are proposed, 29 will be designated for people with disabilities and a maximum of 30% of the total spaces will be small car spaces in accordance with the ZoningBylaw.

The general massing and shape of the four storey podium is influenced by the locations of the new East-West Collector and North-South Road, and the towers have been sited as far apart as possible while maintaining distance from North Road. The podium and towers each incorporate distinct design elements while maintaining a consistent vision for the overall project.

The podium provides a prominent base for the towers above, and includes active uses on all frontages. The lobby for the offices on levels two through four is accessed directly from the street separate from the residential lobbies, and ground-level townhouses are clearly identifiable with street-front patios.

Ample windows for the commercial retail units ensure views to and from the street, and continuous weather protection improves the pedestrian experience. An architectural frame element visually separates the ground-level retail from the offices above, and draws attention to the prominent corners of the project. This also helps address the designation of the site as a gateway in the BLNP.

The towers are characterized by strong vertical articulation on the north elevation, and prominent balconies on the east and west elevations. Locating the balconies on the east and west elevations provide shading in the morning and evening and limit noise impacts from the Trans-Canada Highway to the south. An architectural frame element similar to that used in the podium is incorporated into the design of the towers, highlighting the vertical nature of the towers.

Proposed materials for the proposal include high performance glass, spandrel glass, painted concrete, metal panels, stone, and aluminum and glass canopies. Charcoal grey and white are the dominant colours in the development.

The later three phases will be primarily residential in nature, including three towers at 24, 34, and 44 storeys, with the exception of one commercial retail unit at the corner of the East-WestCollector and the North-South Road in the third phase. The new East-West Collector road will need to be completed to connect to Lougheed Highway prior to occupancy of Phase 3 (Tower 4).

Soco by Anthem project proposal includes a new East-West Collector road to connect North Road and Lougheed Highway, a new North-South Roadthat will eventually connect into Alderson Avenue, and the closure of a portion of Delestre Avenue. The proposed development and revised road network are consistent with the Transit Village Commercial designation in the Burquitlam-Lougheed Neighbourhood Plan and applicable policies in the Official Community Plan (OCP) and Transit-Oriented Development Strategy (TDS).
