Drift by Concert Properties is located at The Harbourside Lands on Harbourside LOT D. Lot D is the first phase of a development opportunity that is part of a comprehensive CD Rezoning at Harbourside in the City of North Vancouver.
The Harbourside lands are located in the southwest corner of the City of North Vancouver along Burrard Inlet, between Mackay and Mosquito Creeks, and are comprised of four development parcels. These fours parcels are flanked to the west by Bodwell School, to the South by Kings Mill Walk, to the north by Harbourside Drive and the Northshore Automall, and to the east by Burrard Yacht Club. Lot D is the easter most Lot within the Development.
This first phase of development consists of four buildings. One market rental building, located at the intersection of Fell Avenue and Harbourside Drive, and three market residential buildings. The form of development is influenced by the Harbourside Development Permit Area Guidelines (DPA), Harbourside Streetscape Guidelines and the approved Rezoning CD Bylaw. Lot D architecture includes mid-rise block form (7 and 10 storeys), and are designated as Building D1, D2, D3 and D4. Buildings are designed to capitalize on views with higher transparency on the south waterfront facades and more solid massing for buildings fronting Harbourside Drive. Buildings along the waterfront terrace upwards away from the water. Slightly varied building expression and materials within the framework of the DPA differentiate the buildings but still ensure a cohesive relationship within Lot D.
The existing Harbourside industrial/commercial area is comprised largely of low to mid-rise forms. Lot D will complement the existing neighbourhood with mid-rise buildings. The fours buildings on Lot D will create an overall legible form that reinforces the idea of “peaks and valleys.” Higher buildings, along Harbourside Drive are oriented north-south, and a low building form located between the higher building forms is oriented east-west. This helps to frame the views to the North Shore Mountains to the north, and to the water to the south. The terracing of the buildings forms from that water starting on the fourth and sixth floors to create a more human scaled from of development along the Spirit Trail as well as maximizes light penetration into the interior of the site. Pedestrian permeability through the neighborhood and views of the water and mountains guided the development of the masterplan ensuring that the neighbourhood would benefit the entire City.
